Vetting potential lessees is one of the most crucial responsibilities of any knowledgeable rental manager in 22314 in the City of Alexandria.
Nesbitt Realty & Management scrutinizes the applicant’s past behavior. With that in mind, Nesbitt Realty assumes the applicant’s future behavior will be the same or similar. The applicant should demonstrate a history of being a honest, reliable renter while demonstrated financial capacity. Our background checking process is founded on several fundamentals including:
- Landlord Reference – Nesbitt Realty utilizes public information, tax records and other research and verification to ensure that we're talking to actual investor about actual rental history of the potential lessee.
- Tenant Screening – Nesbitt Realty screens tenants with a combination of checking credit history, background, eviction and criminal screening services as well as our own efforts to collect information needed to confirm and process the application.
- Income Verification – Nesbitt investigates job title, job status, salary and prospects for continued employment. Depending upon the possible lessee's debt load, a tenant needs to earn a minimum of 3 to 4 times the monthly rent in gross income to qualify for rental.
If accepted, the potential tenant’s in-processing includes a lease, lease signing, collecting pro-rated rent, and providing the tenant with a copy of any association documents needed for disclosure and instruction on rules and regulations associated with the rental and community.
